Buyers in Fort Wayne are approaching the market more cautiously this summer, while sellers are becoming more strategic with pricing. Home prices remain steady, but the overall feel of the market is beginning to shift.
I recently met with a couple in southwest Allen County who were unsure about selling. They thought they had missed the spring peak, but after reviewing the most recent market data, their confidence returned. We prepared their home properly, and despite higher interest rates, they saw strong activity almost immediately.
Why pricing matters. Homes that are priced right and presented well are still selling quickly. Allen County currently has 2.4 months of inventory, which is still considered a seller’s market. A balanced market would require six months of inventory, so sellers still hold an advantage. However, the dynamic feels different than it did earlier this year.
There are more than a thousand active listings on the market, with over 500 sales currently pending. The area has averaged around 430 to 450 closings per month in recent months. On average, homes are selling for 98.7% of their list price. Sellers are not seeing deep discounts, but homes priced above $400,000 are staying on the market much longer and sometimes exceeding 150 days.
Pricing has become more important than ever. With mortgage rates still in the high sixes, buyers are becoming more discerning. Affordability is a top concern, and higher-priced homes must deliver on quality to justify the cost. Homes priced under $300,000 are moving quickly, often drawing multiple offers or generating interest from several buyers at once.
Higher-end properties can also attract multiple offers, but only if they clearly show value. A well-priced, well-presented, and professionally marketed home has the potential to succeed in nearly any price range right now. Sellers should focus on clean presentation, smart pricing, and a thoughtful strategy to remain competitive.
Active summer market. The market is more active than many expected. A few months ago, it looked like things might slow down, but the opposite has happened. Home prices, listings, and pending sales are all rising. It’s a strong time for anyone buying, selling, or simply watching the local real estate market.
