If your home is on the market and not selling as quickly as you expected, you are not alone. Many sellers are having the same experience right now. The reason is that the real estate market has changed. Inventory has increased, with about 30% more homes for sale compared to last year. However, the number of buyers has not increased at the same pace.

Homes are more expensive, and buyers today are more careful. They are focused on finding the right property and are less willing to make compromises. This is because the market is moving from a strong seller’s market toward a more balanced one. To succeed in this environment, sellers need to make a few adjustments. Here are three important things you can do to help get your home sold.

1. Check your price. Pricing is often the first issue. A number that made sense in the spring may not hold up today. With more competition, buyers are comparing every home they see. They’ll keep moving if your price feels too high for what you’re offering. This is where a fresh market analysis is particularly helpful. Ask your agent to look at sales from the last 30 days, not the last quarter. A small adjustment could attract renewed interest if your price is no longer competitive.

2. Home presentation matters. If you are getting the same feedback from buyers about repairs or upgrades that are needed, it is time to take that feedback seriously. Common issues might include worn-out flooring, roof problems, or an aging HVAC system. If your home has been on the market for 30 to 60 days, these concerns will probably continue to come up unless something changes.

3. Update your marketing strategy. Simply listing your home on the MLS is not enough. Your marketing needs to help your property stand out. Tools like floor plans, 3D tours, and virtual walkthroughs allow buyers to explore the home in detail, which is especially useful for those relocating who cannot visit right away. Enhanced listings on sites like Zillow can also increase visibility and attract more interest. Ask your agent about their marketing strategy, and share any concerns if you see room for improvement. Most agents are open to feedback and willing to adjust the plan.

The market is still favorable to sellers, but the pace and intensity have changed. We are no longer in a high-demand environment, and success now requires a thoughtful strategy.
